AFFORDABLE HOUSING

As we say food, shelter, clothing are three most important aspects of life. In today’s era affordable housing has also become an important aspect of healthy and sustainable communities. Good, inexpensive housing has become the need of the hour in order to confront the challenges of urban segregation. High land and housing prices have created an acute housing demand. People are spending their life savings on creating a shelter for living but they are still unable to earn it. Countries have been working on finding the solution for providing affordable housing to its citizens. To overcome the housing shortage, the concept of affordable housing is an effective solution. Over the years, the government has tried to provide home for all but has not succeeded much. India has a unique and rich architectural legacy of affordable housing projects that bring together tradition and modernity; at the scale of the material, the dwelling, the neighborhood and the city. India’s experiments of affordable housing attempts not only to provide basic shelter, but to create spaces that enable inhabitants to become a part of a community and the city. According to the US Department of Housing and Development, households that spend more than 30% of their income on housing are cost burdened; consequently, affordable housing is defined as spending 30% or less of one’s salary on housing. Housing expenditures, including mortgage or rent payments and utilities, should not exceed 30% of a household’s total income. Mumbai Metropolitan Region Development Authority (MMRDA) considers affordable housing if one has to spend a maximum 25% on it. In India, it may be described as housing that is affordable to economically disadvantaged (EWS) and low-income groups (LIG). Affordable housing faces some challenges in India like lack of availability of urban land at reasonable price, high taxes, rules and regulations, etc. India’s central and state governments have launched many schemes in order to encourage home ownership. The Pradhan Mantri Awas Yojana which was launched in 2015, DDA Housing Scheme, NTR Housing Scheme are some of the affordable housing schemes by the government which offers various incentives to homebuyers and benefits for everyone.
